Olivine Apartments is a multi‑residential development in Batemans Bay, NSW, delivering seventeen family apartments within a generous landscaped setting.
Olivine Apartments is a multi‑residential project comprising seventeen one‑, two‑ and four‑bedroom dwellings arranged across four levels above an undercroft parking zone. The building sits within a landscape framework that prioritises access, amenity and outdoor space for residents.
The development unfolds across two residential blocks. Previously, the site accommodated two single‑dwelling cottages that no longer met contemporary standards for sustainability or amenity. Olivine therefore enables residents to move from ageing housing stock into new, more accessible homes without leaving the local area.
All dwellings are intentionally oversized and incorporate generous family‑scale kitchens. In addition, ample storage and flexible floor plans support both downsizers and family households. Importantly, half of the apartments comply with the Livable Housing Guidelines, which strengthens long‑term adaptability and accessibility.
The design arranges the apartments into two wings that flank shared circulation spaces and residents’ lounges at each level. These common passageways terminate in glazed louvred ends; consequently, they provide views to the street while enhancing visual permeability and natural ventilation through the site. Moreover, the design orients all dwellings to the north, east or west, ensuring that no apartments face solely south. As a result, every dwelling receives direct sunlight and achieves effective cross‑ventilation.
Landscape spaces include shared vegetable gardens, picnic areas, garden beds and open lawn. Together, these elements create active and usable outdoor areas for both residents and visitors. At Level 1 — the podium above the undercroft — large communal gardens and courtyard spaces extend the landscape vertically through the building. In doing so, the design reinforces connections between dwellings and shared outdoor space.
Building form, materials, colours and texture respond directly to the phenomenological character of the local coastal context. While the architecture adopts a contemporary expression, the design nevertheless seeks a form and spatial experience that feels appropriate to its setting and to the lived experiences the context produces.
